TENANTS INFORMATION

When you agree to rent a property from us, you will be expected to pay up to 5 weeks security deposit and first month’s rent in advance.


Tenant Check List

  • 1 Month’s rent (paid at the commencement of the tenancy)
  • Deposit - equal to 5 weeks rent (will be protected with TDS or DPS)
  • Photo ID (Passport or driving licence)
  • Utility bill (gas, electric, etc.)
  • Previous landlord reference
  • Bank statement - last 3 months (proof of employment status)
  • Payslips last 3 months or P60 (proof of employment status)
  • Employment reference (proof of employment status)
  • Accountant’s reference or SA302 - if self-employed (proof of employment status)
  • Proof of benefits (housing benefits, universal credit, income support, etc.)

Please note we require at least two of the above for proof of employment status.

Guarantor Checklist
  • Photo ID (Passport or driving licence)
  • Utility bill (Gas, electric etc.)
  • Bank statement - last 3 months (proof of employment status)
  • Payslips last 3 months or P60 (proof of employment status)
  • Employment reference (proof of employment status)
  • Accountant’s reference or SA302 - if self-employed (proof of employment status)
  • Proof of ownership (If homeowner)

Please note we require at least two of the above for proof of employment status.


Rents

Rents are normally quoted calendar month and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water rates, Gas, Electricity and Telephone/ Satellite costs. All rents are payable by bank standing order to our company bank account or your landlord’s bank account.

Deposit Protection

Security deposit of a maximum 5 weeks rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

References

As a minimum we will require satisfactory references from your employer, a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.
