Lettings Packages Fees:
Let Only (7.5% inclusive of VAT)
Calculated on the annual rent and payable for the term of the tenancy in advance and any extensions thereafter.

Let only services are suited for landlord who wishes to be involved on a day-to-day management of their property
Full Management (10% inclusive of VAT)
Calculated on the annual rent and payable for the term of the tenancy and any extension thereafter, payable in advance or can be deducted from the rent on a monthly or on a 6-monthly basis.

Deposit Protection
Since April 2007, any deposit taken when a tenant rents a property on an Assured Shorthold Tenancy (AST) has to be lodged with a government approved deposit protection scheme. Urban Homes London usually requests a dilapidation deposit equivalent to six weeks rent from the tenant.
The law requires any deposit taken to be registered by the Landlord or his agent within 30 days of receiving the funds from the tenant and for the necessary prescribed information to be served to the tenant along with a deposit protection. Failure to adhere to this could result in penalties equivalent to three times the value of the deposit and will void any vacate or eviction notices served.
We therefore recommend that you let us handle this procedure as part of our fully managed service and we can register the deposit for you, handle its return and make sure you stay on the right side of the law – our service will be free.
